One-Time Leasing
We offer one-time leasing services as well as long-term, full-service management. We know that there are different degrees of assistance needed and we’re happy to try and accommodate yours.
Online Rent and Proceeds
We can collect rent using eChecks and credit cards. Your owner proceeds are paid with bank transfer, along with a digital monthly statement. And yes, we can still accept paper checks and can mail you a check, too!
Marketing Your Property
Renters are online, so great photos and descriptions will ensure your property looks its best on all of the top websites. Our marketing is flooded out to dozens of sites to get you full exposure. We have a manager attend every showing to answer questions and can provide the applicant with a link to an online application right then and there.
Tenant Screening
Our screening process checks credit history, verifies employment and work history, and also includes a criminal record check. We work with our owners to confirm the tenant approval to make sure they are part of the process.
Repairs & Maintenance
We work closely with vendors to ensure that they are professional, fair-priced, and provide good workmanship. We have Tenant Online Portals where a maintenance request can be submitted 24/7 for our managers to review and respond to with appropriate follow-up.
24 Hour On-Call
We have experienced and available on-call service for after-hours emergencies and rental calls. We validate the calls for after-hours repairs and respond appropriately with the response needed to take care of the problem.
Legal Compliance
Don’t risk a lawsuit! We ensure full compliance with federal, state, and local fair housing laws. We also perform periodic audits of the trust accounting to ensure there is complete compliance for you and for your property.
Property Inspections
We perform periodic visits to the properties to confirm condition and make necessary updates or repairs, including checking the smoke alarms and carbon monoxide detectors.
Reports & Tax Preparation
We provide easy to read monthly statements, showing a detailed accounting of your rental. We prepare annual YTD reporting, including filing your 1099 to make your tax reporting simple.
